RETAIL DEVELOPMENT

With a large draw of external consumers that travel to Seguin to fulfill their retail needs, our community yields a retail trade area population of almost 115,000. Seguin’s retail sales remain strong with sales tax revenues steadily increasing by approximately 7.2% in comparison to previous years. With new housing developments and increased traffic counts, Seguin has seen the pace of commercial development greatly increase in the past two years.

Major commercial developments that have recently occurred in Seguin include an HEB remodel and expansion, a second Walmart Super Center, Burger King, and Starbucks. Multiple strip center retail developments have also been planned or constructed in the past two years in Seguin. New hotels locating to Seguin in the past few years include Best Western and Marriott TownSuites.

 

Mixed Use Developments

The large majority of the future growth and progress seen in Seguin’s commercial sector stems from the three large, mixed-use developments. Together, the three mixed-use developments account for nearly 900 acres of prime commercial real estate, located in close proximity to some of Texas’ major arteries.

RETAIL TRADE DATA

With a retail trade area of 1,627 miles and a population of approximately 115,000, Seguin serves as the retail hub for three major counties- Guadalupe, Gonzales and Wilson. Seguin’s retail trade area encompasses multiple rural cities throughout the region including Luling, Gonzales, Nixon, Stockdale, Floresville, La Vernia, and Marion.

Seguin is seeing business expansion city-wide, with nationally known retailers entering, returning and expanding in the market. Strategically positioned in south-central Texas, Seguin remains to be the only major retail stop between San Antonio and the Houston MSA on Interstate 10.

The large majority of Seguin’s retail development lies within three retail nodes throughout the city:

  • Interstate 10 and State Highway 46
  • Interstate 10 and State Highway 123
  • State Highway 123 and US-90 (Court Street)
